This is a question for models who have lived in an HOA community OR maybe have purchased the home they live in. I am considering leaving rent life behind. I really like the idea of getting a house in the middle of a very solace place with lots of privacy. But I would be living alone, and I am afraid of getting robbed/stalked with no neighbors near by xD. I also dont like the idea of having to house-keep outside, weed, cut grass, etc. I am not much of a handy man, not that strong, so I dont like the thought of doing all that myself or having to hire someone to do it for me.

Now I look at homes in a HOA communities thattake care of lawn and exterior Those are appealing to me more. But if I get a home in a community such as this, what do I tell the community ppl/directors that I do? Also will they be asking and will I have to tell them the truth? I feel like I can get in trouble for lying. I have also researched and know that these neighborhoods /communities can be pretty closely knit, and do events and such that may be required to be there. I am not interested at all to be part of these, but I also dont want to get into any beef with neighbors. So this is making me relucntant to get a home.... More questions I have is, do I need to disclose that I do adult work online when I purchase a home in an HOA? Can I get in trouble for doing sexwork if they see it as "obscene" in the community? Cam and clip making is my main source of income rn, so other than that I do not get out on a regular schedule that can be said to be for work reasons.. Really worrying becasuse I would really like to stop renting and get a bigger place and actually own it. I have more than enough funds, just worried about how others see you as a cammodel. . I know certain communities are different this is why I ask here
 
What you do in the privacy of your own home is up to you. As long as your clips don't show the outside of your home or the outside of your neighbors (both of which could be safety concerns).

Some people will be nosy, but if you mention just doing some variety of freelance work and have an adequate number of details to back it up, it should be fine. I've never heard of anyone having to disclose their exact job for a HOA. Only when you buy the home will banks or loans want to see where you get your income from just to verify it.

Some residential areas don't allow at home businesses, but this tends to be more so because of the extra traffic from customers or delivery trucks coming by several times a day. It usually doesn't apply to someone who works at home and doesn't have any of that extra stuff.

You can always look for a home that doesn't come along with HOA.

So...I don't have an HOA persay...but I am a co-op owner...it's an apartment building..very similar to a co-op.

My understanding is that the process of being approved for condo/co-op and HOA is very similar tho. I was honest. I was upfront about everything. I never went into details and did my best always watched the terms I used.

I couldn't lie, it just was not an option......the buildings around here require you to really unfold your whole life. They wanted everything...years worth of taxes, a year of pay stubs, print out of months and months of bank statements...which they went over and somewhat criticized me for (which was unnecessary imo). I had to get recommendations from different sects in my life and because I was so young (I had just turned 25) they strongly recommended I have someone come to the interview with me (like a parent or mentor etc). Since I was moving from out of state they wanted to make sure I had ties to the community. It was a stressful couple of weeks. I don't know if places elsewhere go to that extreme tho.

I love having my building well taken care of, and don't think I could go without the amenities it brings me.

That being said--I am now starting to look to at my next purchase. Part of me wants to get a cute condo near the beach, while another part of me wants to just sell my place and purchase a house. I am just not sure I really want to go through that whole interview and approval process again. It felt so invasive. I go back and forth on the issue to myself.
 
Hubby and I live in an HOA. They don’t give a crap what you do as long as your house doesn’t look like trailer trash and you don’t cause noise disturbances. They’re mostly for making sure home values stay high and for lawn maintenance/snow removal. They do not need to know your business. If they ask, I would say sales, but they don’t need to know more.

Just make sure you look at the bylaws of the community. Each has their own set. I think it is under the ccc, or something like that. Some have clauses that they can get entry to your house to stop an emergency or inspect a "violation"- but most of the violations are due to like hearing a dog bark when the by laws say no dogs. From what I know from friends who live in hoas, it's mostly stuff like what 3 shades you can pain your mailbox, not having a boat parked in the driveway etc, what plants you can plant outside etc. Mostly mundane things to make the community clean and uniform.

After living in both HOA neighborhoods (that didn’t do anything other than road maintenance and micro manage) and owning a home without an HOA, I say fuck an HOA. Ain’t nobody telling me I can’t leave my garage door open for more than 30 minutes. Buy a home without and then just hire people to do that shit. 75% of the time in an HOA, you have to anyway you just pay monthly to have someone yell at you for not doing it right.
HOA can be a nightmare.
 
I lived in a neighborhood where the home was purchased before the HOA was formed. So we weren't apart of it since we inherited the house. They tried finding us twice over me shutting our hurricane shutters out of hurricane season and my house paint getting chipped away from another hurricane. The worse was when they tried forcing us to join when we just moved in. They would not stop coming over to sell us on the idea.

Fuck HOAs. They are so fucking nosey and micromanage how you keep your property. I grew up in dinky old trailers, so I'm pretty relaxed how I keep mine and others.

Curvy Redhead yeas... this is exactly what I dont want to go through if I do decide to purchase a condo / house in an HOA. :(
 
Tk, a youtuber, got hassled by his HOA for running a youtube channel out of his house. Some one got the community development agency involved. The community development agency decided he was running a businesses out of his home. He was ordered to stop his business activities. Honestly this could have happened with or without a HOA. Lucky for him, he was able to get a licence to run a business out of his house.

But an HOA can have restrictions on how you can use your home. That can include renting, and running a business out of your home. And it could probable include restrictions against filming, including filming porn. Usually that would be hard to prove, but when your live streaming it, it's much easier to prove. While there may be nothing in the HOA right now, they could always change that.

Similarly, you might want to check to see if the area requires film permits, or any thing specific to porn. While I haven't herd of a case involving a cam model. A disgruntled neighbor could probable try to use this against a cam model.

HOA rules can be enforced with bias. And they can be arbitrary with enforcement.
