Hey :) Need help here on apartments.

So, my question is.. How did you acquire your first apartment?
I know being a cam girl people get weird about that stuff , so I normally just say I do advertising/marketing and that I am an independent contractor. Please help me. I'm planning on moving in a month or so.
I asked the apartment lady if she checked tax returns or if it's simply based on pay stubs from this year. Most people say both. She said she usually calls your boss etc and she asked what I did so I said I'm an independent contractor and do social media marketing/ advertising. Do you think I'll be ok? I can give her bank statements. I'm wondering what I could say as to why it says MFCxy whatever . Anyways, I'm blabbing on cause I'm nervous haha. Any input would be awesome. Thanks!
 
All they need to do is a credit check. Everything else is pretty much the landlord being nosy. For a landlord it really doesn't matter where you work but only if you have the means to pay the rent, unless they are some sort of religious busybodies who need to know every fucking thing about their renters..... which is none of their business.

Be ready for them to insist on seeing "where and for whom you work" online. Personally I wouldn't entertain those ones. Renting is a business, not a personal relationship. You rent property to make money. Proof of the income and a good credit history is enough to make a deal with. the credit check just proves you pay your bills on time. The tax forms prove you have income.
It depends on the market where you live, are they hard up for good renters or are they upscale enough to be picky?

If I were you, I would shop around until I found a reasonable renter who was satisfied with a credit check and some tax papers. The economy is tough, a young person with a decent financial history and a security deposit should be all a landlord needs.

Anything else they want to use a s weapon later, is in the lease.
And you do need to get a lease, and read it, and amend it before you sign it if there is some question of where you stand.

What you do IN the appt, once its yours, is not the landlords business, unless you're wrecking the place or cooking meth in the kitchen or something.

I will add, however, that operating an online porn business IN the apartment, MIGHT violate some innocent looking clause in the lease about using the appt for residential purposes only. The act of running a business and working from the appt, MIGHT give a landlord a way to beat you up with the lease if they chose to do it.

So its best, if they never ask, and the lease doesnt actually say you cant "work from home or use it as a business office"

Landlords are real pricks sometimes. Keep your eyes open.

That's good, showing up prepared with your own credit report (current) and all the proof the landlord would have to waste time chasing down makes you appear much more responsible.
Plus, it saves the landlord the money they have to shell out for a credit check on you.

First impressions, as they say. :thumbleft:

I did the same and just said that I got paid from a U.S. company (I'm Canadian) and that I was considered self employed. As for my job, I just said I helped design and maintain webpages, which is kinda true, if an MFC profile counts. LOL.

Good points! I think the landlords should understand if I say I'm an independent contractor.. no boss other than myself, give them statements, and let them know i have good credit, they should be ok with that. If they're not then they are crazy haha. :P The lady at one apartment said I should have 3 times the amount of rent. So as long as I can do that, I should be ok. You guys rock! If you have any other ideas spring them on me!
 
good luck :) im looking for an apartment as well and ive gotten an apartment as a camgirl before with mfcxy on my bank statements. no interest was taken. i showed i could pay the rent so they didnt care to investigate what the company was.
in the end money talks an extra padded security deposit or an extra month ir two of rent will no doubt ensure you the apartment, especially if its already vacant as they lose money every day the unit is empty
 
Exactly what Sir Paulie said in the larger post. I have several properties and am a landlord. I dont care about your bank statement simply bc it can be dummied up and doctored. What I do require is a credit report to be sure about any bankruptsies and if you have any substantial hits against you . I usually will also call the place you live and see what kind of tenant you are. I dont care if youre self employed or not as long as you pay your bills on time. As a matter of fact, some of my best renters have been strippers. They even payed early some of the time. Hated the $1 and $5 bills tho... :lol: :lol: :lol: :mrgreen:

Some of the larger landlords (national firms) might want a pay stub. They want to make sure your money is not coming from illegal activities.

If you pay your quarterly taxes, copies of that might be sufficient. Expect them to run a credit check on you.

If they are way extreme they might ask for a reference. I'm sure we could work out arrangement where I vouch for your model skills :whistle:

Important to know about supply and demand in your market. If supply of empty apartments is high...make sure you negotiate favorable terms on your lease beyond what they originally propose. Don't just think $$. Does the place need newer appliances, bathroom fixtures, etc? Work em over.

Little things in the lease can make a big difference.

Like making sure the landlord has a time limit to respond to and repair problems that arise that were not there when you moved in.

Leaky hot water tank? Well, does the lease say the landlord will fix it, fix it in a timely manner, or fix it within so many days of the renter reporting it?
Which is the difference between his good old time or right away. They wont want to breech their own lease.

Who cuts the grass? Is the garage yours to use? are you allowed to have overnight guests? is there a short manifest of items already in the apartment before you move in? (stove, fridge, ect)

The devil is in the details. And he's waiting to fuck you.
